It's really easy, let me explain. It cost me money to build a house and then own it while I try to sell it. There are costs I can avoid if I know the house is sold before I begin, so if you are willing to plan ahead and commit to buying your new home  approximately 8 months in advance then I will pass the savings on to you. It's that simple
You chose how you want the money either apply it directly to the original purchase price or recieve a check for $5,000.00 at the closing table made out to you.

This is how the 8 month timeframe breaks down.
 
Month 1
Initial meeting and model and lot selection. Contract signed and deposit made.
 
Month 2
Selection of materials made. Specification package developed Site engineering  plan is created.
 
Month 3
Permit process begins.
 
Month 4
Ground is broken. Natural gas and electric is ordered.
 
Month 5
Framing the structure. Roofing is installed. Plumbing, HVAC and electric begin. Cabinets ordered
Month 6
Insulation and drywall. Exterior siding
Month 7
Painting, flooring and interior trim, cabinets installed. All mechanicals trimmed
Month 8
Finishing touches, cleaning.
